Auction Time: 7:00 pm Dubois County Time on Thursday, December 14, 2023.

Auction held at: Hampton Inn Conference Room located at 355 Third Avenue, Jasper, Indiana.

Directions to Farm: Located one mile south of Jasper on Meridian Road on the east side of the road.  (Look for signs)

This 84-acre farm will be auctioned as one parcel.  In 2023, the seller grew 52 acres of corn and he had a good yield.  Estimate 200 bushel per acre.  The soil types are excellent for row crop production and the area is zoned A1 for general agriculture floodplain-floodway. The other 32.54 acres are in woods and do have some marketable timber.  No timber has been cut for 50 years.  The creek is the border on the north side for a half mile and the fence is the border on the south side.

Auctioneer’s Note

Seller reserves the right to accept or reject the final bid.  The area is noted for good deer hunting.

Terms

Non-refundable 5% down on day of auction, balance due within 60 days.  Sellers will provide owners title insurance in the amount of the purchase price.  Real Estate taxes will be prorated to the date of closing and no survey will be provided.  Possession is on closing and buyer can plant 2024 crop.  Announcements made day of sale take precedence over all printed material.  Hoffman and Mullen Auctioneers are agents of the sellers only.  Not responsible in case of accidents.
